Our property management mission is to provide a level of service that is beyond expectations for both landlords and tenants. We will always treat your property like it's our own.

EQCO Real Estate is a full service real estate company and has been serving Maryland, Virginia, DC since 2006. Our property managers are based out of Rockville, Maryland. 

We currently manage properties in the following areas:

Overview of Our Services

Listing your property for rent:

  • Your property will be marketed with professional media with digital and offline marketing.
  • We handle and coordinate all tours of your property. All interested parties must wear masks and use hand sanitizer to follow social distancing guidelines.
  • To streamline the application process all applications can be submitted online. 
  • All applicants go through a strict verification process (credit, employment, rental history, references, etc).  We put a heavy emphasis on performing our due diligence up front to find the right tenant in order to minimize obstacles in the future. 
  • When there is an applicant who we believe will be an excellent tenant we will forward their application and all supporting documents to you for final approval.
  • A lease will be drafted for your review and approval.
  • Your tenant will then sign the lease and provide 1st month's rent payment and security deposit.
  • Once the payments have been received and cleared then the lease will then be sent to you for signing.
  • Signatures are completed electronically via Docusign.
  • We will coordinate a move-in inspection and have a report available for all parties listing out any existing damages.
  • A move out inspection will be performed which will reference the move-in inspection report.
  • All security deposits will be held in our company’s escrow account which is dedicated to hold rental security deposits.
  • The listing fee is equal to one month’s rent. Part of that listing fee is used to compensate any tenant's agents who bring us an approved tenant.

 

Management:

  • An online portal is available to all tenants and landlords to log in at any time.
  • Tenants are able to make online rent payments, submit maintenance requests, download documents and statements.
  • Landlords are able to download statements, reports, and documents. Each year a 1099 will be mailed to you for tax purposes.
  • Each month you will receive your Owner’s draw via direct deposit to your bank account.
  • The owner’s draw is the monthly rent that the tenant pays minus the property management fee and any maintenance/repair costs.
  • You will provide a reserve (typically $300-$500) which will be used to pay for maintenance/repair costs. You also have the option to pre-authorize any work that needs to be done as long as the cost is under the reserve amount. For example, if the kitchen sink is leaking and a plumber needs to be called in with a total cost of $150 then that will come out of the reserve. The reserve will be replenished from the following month’s rent payment.
  • If major work needs to be done, for example, replacing the HVAC, then your authorization will be required.
  • We can apply for your Landlord’s License with the appropriate jurisdiction along with coordinating all inspections required. If your property was built prior to 1977 then we can coordinate all Lead Paint certification and registration as required by the Maryland Department of the Environment
  • The management fee for the above is equal to 8% of the monthly rent. 
  • If you would like for us to handle the payment of your HOA fees, property tax and mortgage (if applicable) then the management fee is equal to 10% of the monthly rent.

Our goal is to ensure that you have no stress and your level of involvement is your choice. You can be completely hands off and just wait for your monthly draw to hit your account each month. Or you can let us know that you want to be notified every time a request is made by the tenant.

 

We understand it can be difficult to entrust someone to take care of your property whether you live across town or overseas. We manage properties in Maryland, Virgina, and DC with landlords who reside overseas, out of state and in state.  We are available by phone, email, text. If we miss your call/text we will respond to you as soon as possible. We can also be available by Skype, Zoom, Whatsapp, or any other app of your choice.
